What does a new roof cost in Fort Wayne in 2026?
RoofingCalc’s Fort Wayne data puts roof replacement at about $5 to $7 per square foot of roof area, with a midpoint near $6. For a typical Fort Wayne house with architectural shingles, that lands most jobs between $9,000 and $18,000.
You’ll also see statewide figures quoted online. This Old House’s Indiana data (updated May 2026) lists an average around $7,355, with a range of $5,621 to $19,431. Statewide averages skew toward smaller, simpler roofs and include a lot of rural ranches, so they tend to run lower than what a two-story Fort Wayne home with a steeper roof actually costs.
The honest answer for your house comes from measuring it. That’s why every quote we write starts with a roof inspection and photos of each slope.
How much does a roof cost by home size?
Roof area is bigger than your home’s floor area because of pitch and overhangs. A rough rule is 1.2 to 1.5 times the footprint. These are estimates for a single-layer tear-off with architectural shingles:
| Home size (living area) | Approx. roof area | Estimated cost at $5–$7/sq ft |
|---|---|---|
| 1,200 sq ft ranch | 1,450–1,800 sq ft | $7,300–$12,600 |
| 1,700 sq ft | 2,050–2,550 sq ft | $10,200–$17,900 |
| 2,000 sq ft | 2,400–3,000 sq ft | $12,000–$21,000 |
| 2,500 sq ft two-story | 2,000–2,600 sq ft* | $10,000–$18,200 |
*A two-story home spreads its living area over two floors, so its roof can be smaller than a sprawling ranch with the same square footage.
How much does each type of roofing work cost?
| Project | Typical Fort Wayne range |
|---|---|
| Architectural shingle replacement (typical home) | $9,000–$18,000 |
| Metal roofing | $18,000–$40,000 |
| Roof repair | $350–$1,800 |
| Flat or low-slope roof | $6,000–$15,000 |
| Gutters | $1,500–$4,500 |
These are ballpark ranges based on published 2025–2026 cost data. Your written quote replaces them once we’ve seen the roof.
What is the most expensive part of replacing a roof?
Labor and materials split most of the bill, but the line that surprises people is decking. When old shingles come off, any soft, rotted or delaminated plywood has to be replaced before new underlayment goes down. You can’t see it from the ground, and nobody can promise how much there is until tear-off.
That’s why our quotes list a per-sheet price for deck replacement in advance. You know the rate before we start, and you see photos of every sheet we replace.
Other line items that move the total:
- Layers. Many older Fort Wayne homes, especially in the ‘07 District, South Wayne and West Central, have two layers of shingles. Removing both adds labor and disposal.
- Pitch and complexity. Steep roofs need extra safety setup and slow the crew down. Dormers, valleys, skylights and chimneys each add flashing work.
- Ventilation. Balancing intake and exhaust vents is part of a proper install. See attic ventilation.
- Ice and water shield. Northeast Indiana winters make it worth running at the eaves and valleys.
- Permit. Allen County requires one for a re-roof. The fee is modest compared with the job, and we pull it for you. More in our roofing permit guide.
Is metal worth the extra cost?
A metal roof usually costs about double an architectural shingle roof up front, but it can last two to three times as long. If you plan to stay in the house for decades, the math often works out. If you might sell in five to ten years, shingles usually make more sense. We break it down in metal roof vs. shingles.
Within shingles, architectural (dimensional) shingles cost a little more than 3-tab but last longer and handle wind better. Most of our replacements use them. See architectural vs. 3-tab shingles.
Can I save money with a roof-over?
Laying new shingles over the old layer skips tear-off cost, but it hides the deck, adds weight, and often shortens the life of the new roof. Code also limits how many layers a roof can carry. We don’t recommend it; a full tear-off lets us inspect and fix the deck before it’s covered for another 25 years.
Will insurance pay for part of it?
If hail or wind damaged your roof, your homeowners policy may cover replacement minus your deductible. Wear and age aren’t covered. If you’ve had a recent storm, start with a storm damage inspection and read our guide to hail damage insurance claims.
What’s included in a full roof replacement?
A proper re-roof is more than new shingles. On a typical Fort Wayne job, the price should cover:
- Tear-off and disposal of every existing layer, down to the deck
- Deck inspection and repair of soft or rotted sheets, at a per-sheet rate you agreed to
- Drip edge at the eaves and rakes so water falls into the gutter, not behind the fascia
- Ice and water shield along the eaves and in valleys, where ice dams and heavy runoff do their damage
- Synthetic underlayment over the rest of the deck
- Starter strip and shingles, nailed to the manufacturer’s pattern
- New flashing at walls, chimneys and skylights instead of reusing old, bent metal
- Pipe boots and vents, plus a ventilation plan that balances intake and exhaust
- Ridge cap and a final walk-around
- Permit and cleanup, including a magnetic sweep for nails
If a quote is noticeably cheaper than others, check which of these lines is missing. The usual suspects are reused flashing, skipped ice and water shield, and no plan for decking.
Do older Fort Wayne homes cost more to re-roof?
Often, a bit. Homes built before the 1960s in neighborhoods like the ‘07 District, South Wayne and West Central frequently have plank (board) decking instead of plywood. Gaps between boards can be too wide for modern shingles, so some jobs need new plywood sheathing laid over the planks. Older homes also tend to have steeper pitches, more chimneys, and sometimes two or three layers of old roofing.
Newer homes in Aboite, Perry Township and Pine Valley usually go faster: plywood or OSB decking, simpler rooflines, and one layer to remove. Their most common issue is attic ventilation that was never quite right from the builder.
How much does a partial roof replacement cost?
Sometimes only one slope is damaged, for example the side that took the brunt of a windstorm. Replacing a single section can cost less up front, but matching color and weathering is hard, and the mismatch can show from the street. Shingle lines also change over the years. We’ll quote a section repair when it makes sense, but if the rest of the roof is past its midpoint, a full replacement often costs less over time than patching slope by slope.
Are there ways to finance a new roof?
Many homeowners pay for a roof with savings, a home equity line of credit, or a personal loan. If the damage came from a covered storm, insurance may pay most of it. Before you choose financing, get the full written price so you know exactly what you’re borrowing for, and compare the total interest cost, not just the monthly payment.
How do I compare roofing quotes?
Ask every roofer for an itemized, written quote. Indiana’s Home Improvement Contracts Act requires a written contract for home improvement work over $150, so a single number on a business card isn’t enough. Compare:
- Total squares (one square = 100 sq ft) and shingle line
- Underlayment type and where ice and water shield goes
- Flashing: new or reused
- Deck replacement price per sheet
- Ventilation plan
- Permit, disposal and cleanup
When those lines match, you’re comparing like for like. When you’re ready, request a free inspection and quote.
